In assessing the real estate development value of any large parcel, natural provisions prevail.
​
Many desert environments bring the environmental advantages of wind power, hydrogeological power, and physics of heat exchange - three natural elements to be harnessed and considered when establishing the economic viability of each development.
​
In the desert, flash floods are a frequent occurrence and have precluded the development of particular flood-prone areas. Additionally, annual floods provide sustenance for riparian organisms, and as such require preservation measures integral to a development design.
​
A 100-foot offset from the delineated riparian zone is required. This is not to be viewed as a blight on the economic value of the parcel in question, but it rather provides opportunities for natural history education, scientists' access to hands-on monitoring of the riparian zones, and creative implementation of recreational activities not otherwise availed to local residents and visitors.
​
From a design standpoint, the riparian zones help to position the various agrarian and outdoor recreational amenities.
​
On the 580-acre parcel with riparian restrictions that occupy 11% of the well-positioned property on the outskirts of Casa Grande, implementation of agronomic aromatic crops adjacent to the riparian zone serve to provide a salable commodity and useable product for local merchants.

Biking, walking, horseback riding and electric golf cart touring trails were a natural answer to providing necessary walk corridors.
​
A barbeque area, with a fishing river which minimizes water waste to evaporation is aligned with an indoor nature observation center, a dog-walking park, and a butterfly observation habitat.
The Equestrian Center is adjacent to the natural aromatic field for riders' enjoyment.
A drive-in theater and concert venue with luxurious barbeque and hot tub rentals placed on stepped engineered rock formations are installed adjacent to the equestrian center.

The Eloy-Casa Grande design surpasses Green Building parameters. It is particularly relevant to desert destination design, as it offers many diverse investment opportunities at all levels of development, and the water use parameters are appropriate to luxury resort hospitality design while offering state-of-the-art wastewater treatment to prevent damage to or overuse of the aquifer.
